Checklist – Maintenance of Architectural Components


General Notes

This checklist is intended as a general guide for use by the building owner/facilities manager for routine inspections, repairs or touch-ups at the intervals noted. It does not address every specific item relevant to every building type, nor does it address cleaning and typical janitorial tasks.

Maintenance manuals provided to the owner by the general contractor upon completion of the project will contain more detailed information and should be referred to by the owner/facilities manager on a regular basis.

This checklist deals primarily with architectural items; therefore, the architect should consider augmenting the consulting engineers’ scope of work by adding the preparation of similar, more detailed lists for structural, mechanical and electrical items requiring routine inspections.

Electrical Systems (partial list)

Follow manufacturers’ recommendations for routine inspection and maintenance schedules found in maintenance manuals provided by electrical contractor upon project completion. (Note: The customized list should include cleaning and replacement of lighting reflectors/lenses/other lighting surfaces and exit signs; vacuum service entrance board/interior of all panel boards; primary and secondary systems, emergency electrical systems, UPS, master clocks, fire/life safety systems and alarms, remote monitoring, elevator maintenance, etc.)
